Rent is the most predictable payment in commerce and the most manually collected: checks in a drop box, money orders, a card read over the phone on the third of the month, and a spreadsheet that says who paid. Card fees on rent are hard to justify, so managers steer to checks, and the checks are late. Deposits and fees arrive in whatever form the tenant has at the leasing office.

The applicant pays the application fee and, on approval, the security deposit on a hosted page by card or bank, from their phone.
Rent authorization once
At lease signing the tenant authorizes a recurring ACH debit for rent, with the amount, date and revocation terms recorded.
Reminder, then debit
A text or email a few days before the due date, then the debit on the date. Card on file as a fallback if you allow it.
Returns handled by code
An insufficient-funds return is retried on schedule; a revoked authorization stops the plan and alerts your team. See decline recovery.
One-off charges by link
Late fees per the lease, utilities, repairs and move-out charges go out as invoices with a pay link.
Ledger per owner
Every payment posts to the owner's profile and syncs to QuickBooks Online, with fees, returns and batches reconciled.
